LET'S TALK ABOUT HOW TO CHOOSE THE RIGHT FLOOR PLAN!

You've met with our New Home Sales Consultant, walked the available lots and you just know that this Berks Homes community is exactly where you want to start your story.

That means It's time to choose your floor plan. But there are so many wonderful floor plans to choose from and quite honestly, you love them all. So how do you choose the right floor plan that meets your wants AND needs?

That's where we can help! During your precious time with our New Homes Sales Consultant, we aren't just supplying you with information to sell a home. We are interacting and asking questions, all while enjoying the process of getting to know you and your likes, dislikes, needs, etc. This information is invaluable and will help us help you.

That being said, I do have some tips that may help aid in the process of choosing which floor plan is perfect for you. Let's get into it!

Priorities

Create a list of features that are non-negotiable. This is your "must-have" list. What types of features might be on this list? Maybe you or a family member work from home. This may mean that dedicated office space is a "must-have". I'd suggest adding items that are not necessarily a "must have", but items that you would love to have, but can be removed from the list based on your budget. This might be something like a mudroom for instance.

Budget

The dreaded "B" word! But we all have it. This is a driving influence on what floor plan you choose. It must fit within your budget and what you can realistically afford.

1-Story or 2-Story?

Think about your stage of life. Ask yourself, is this the first of what may be several homes throughout your lifetime, or is this the home you plan to retire in? That easily can determine if you choose 1-story or 2-story living. On that note, do you want a 1st-floor owner's suite? Think about what life may look like over the next few years. Adding children? That could mean you want a home with a loft or a finished basement. Or you may become an empty nester. The placement of your owner's suite could become important.

Lifestyle

There are those who love to entertain and fill their homes with lots of friends and family. If this is you, then you may want an open floor plan where the kitchen, dining and living areas all flow into one large, open space, with a larger island or more kitchen counter space to aid in your entertaining. This could also mean you want a formal dining room for more formal, sit-down gatherings.
