The Search For Land
Depending on the stage of your journey, you may not have found the land you’ve been searching for just yet, but there are several ways to expand your options and get closer to the right fit.
Start by establishing your perimeter – know the general area you would like to build in but try to remain open minded as you explore options. Working with a Realtor as a Buyer’s Agent can be incredibly helpful during your search for land, especially when navigating listings on platforms such as Zillow, Realtor.com, or the MLS. While online searches are a great starting point, don’t underestimate the power of simply driving through your desired area, to keep an eye out for “For Sale by Owner” signs, which may not be listed online. You may even find value in speaking with township officials, who often have early insights into lots that could be coming to the market or owners who may be open to selling. Even chatting with neighbors in areas that show building potential can uncover hidden opportunities you won’t find in a formal listing.
What to Ask For From Landowner
Great! You’ve found a piece of land you are interested in; it’s important to ask the right questions to ensure it’s a good fit for building.
We recommend starting with the basics:
- Ask the landowner if a plot plan is available and if an on lot septic system is required, whether a perc test has been completed. If so, how old are the results?
- Ask if the lot corners are clearly staked, as this will define the property boundaries.
- Are there any known deed restrictions that could limit how the land is used?
- If public water and sewer are available, ask whether the laterals run onto the lot, these are the pipes that connect the main lines to the property.
Asking these questions up front can save time, prevent surprises, and help you make a confident buying decision.
