Our partnership with Professional Warranty Service Corporation (PWSC) covers your home under one of the best warranty programs in the industry—backed by a leading insurance company.


What’s covered under the Berks Homes warranty program?

When you choose Berks Homes, you’re selecting a homebuilder that stands behind their work. Our warranty program covers your home in phases, addressing everything from workmanship to structural elements. Here’s what you can expect:

  • Year 1: Workmanship and Materials
    In the first year, we focus on the details that make your house feel like a home. This means we cover workmanship and the materials used to craft your space. 


  • Year 2: Major Systems – “Inside the Wall” Limited Coverage
    Plumbing, electrical, and HVAC systems are vital to a well-functioning, comfortable home. Our warranty offers limited coverage on these major systems during the second year of ownership.


  • Years 3-10: Structural Elements
    The structural integrity of your home is paramount—which is why our warranty protects major structural elements for up to 10 years. That way, you can rest easy knowing your home is built to last.

It’s important to note that cosmetic items such as minor scuffs, dents, or nail pops due to normal settling are not covered under our warranty program. However, these can be easily managed with regular maintenance.

From the day you move in, the Berks team is here to help you settle into your new home. 

At your Home Orientation, you’ll receive a tailored Homeowner’s Guide filled with practical information on home maintenance, troubleshooting, and more. This guide will serve as a resource and answer many common questions—to help you care for your home like a pro.

During your first year, you may find that certain items need minor adjustments. Our Warranty Service team is available to assist with any questions or concerns you may have about the warranty, home systems, or maintenance.

Common Berks Homes warranty questions answered

Many of our customers share similar questions about their homes. Here are responses to some of the most frequently asked questions:

  • What if my outlets aren’t working?
    You can reset your GFCI outlets by pressing the test/reset button. Check your electrical service panel for a tripped breaker if the issue persists.


  • How often should I check and recaulk my home?
    It is a good idea to inspect the caulking around your home annually and reapply it as needed to maintain a tight seal.


  • Are roof leaks covered?
    Yes, roof leaks are included in our one-year warranty unless otherwise noted in your warranty documentation. Simply contact our team, and we’ll take care of the rest.


  • What about cracks in concrete?
    Concrete cracks are common and generally caused by natural settling. Our team can evaluate your concerns and recommend the best solution.


  • How do I start a warranty claim?
    Please call 877-856-6267 Ext. 4 or email us at warranty@berkshomes.com to file a warranty claim.


  • Will PWSC send someone to service my home?
    PWSC is the program administrator and is not involved in regular home maintenance. However, Berks Homes will coordinate any service required under the warranty.
