LET'S TALK ABOUT ON YOUR LAND!

You may have seen and heard of "On Your Land" (OYL), but do you know what that means? To us it means you get to live wherever you choose. And Berks Homes is just the company to help you achieve that happily!

We want to guide you in your home building process from start to finish. This means we are available to help you evaluate any land you find to lay down your roots. Already have your land, but it needs to be developed? No problem. We will work with you from septic to tree clearing. IN addition, we strive to accurately assess your costs up front. Once your budget has been established, we will break down the cost of each piece of the formula and its impact; allowing us to perfectly tailor your OYL experience.

After your land has been purchased and your budget established, the fun begins. You will begin by browsing through our floor plans to find the perfect home to fit your lifestyle! Just like you would if you were building in one of our communities, you will have the benefit (and fun) of working with our talented Selection Gallery Consultants, to choose every piece of your home design. We offer two series of floorplans to choose from. Our Innovations Series homes run 1,800 sq. ft. to 2,200 sq. ft., with 11 floor plans that offer both single-story and 2-story plans. These are our Abbey, Adeline, Beacon Pointe, Bellwoode, Blue Ridge, Brindlee, Burberry, Dolly, Isabella, Mayfield and Revere.

Our Hometown Series homes run 2,200 sq. ft. to 3,500 sq. ft., with 10 different floorplans to pick from. Like our Innovation Series homes, we offer both single story and 2-story plans. These are our Arbor, Beacon Pointe, Blue Ridge, Brindlee, Copper Beech, Cumberland, Georgia Mae, Juliet, Linden and Molly. 

These plans can be modified and customized to meet your needs. We also have a catalog of discontinued plans that you can choose from. Although currently we will build you a custom home design, choosing one four our plans will provide you with the best possible value that we can provide you. These homes are specifically designed to be built efficiently. 

When you build on your land with Berks Homes, we want to guide you along the way, from the land purchase to financing your build. We know what to ask for from the landowner, can offer tips on your land search, guide you to financing specialists and educate you on the major cost drivers of land development.

I'm sure you're wondering how long the process can take. Building a home doesn't happen overnight. Here is a sample time frame, but note, this is just an estimate. It takes typically, 1 to 2 months to purchase the lot, 3-5 months to finalize the house details, sign the construction agreement, apply for the closing loan, initiate engineering and septic testing/design (if applicable) complete the home drawings and finally, obtain building permits. The actual construction of the home can take approximately 6 months. 

There are a lot of good builders out there to work with, but some of the benefits of building with Berks is we provide several services that are included, that others do not. We include design assistance, drafting, the same warranty we offer on our community homes and permitting assistance.

Although we are open to building in other areas, our standard reach is within an hour's radius of Reading, Harrisburg and State College.
